2090 West 5th Avenue first appears in city directories in 1906, with the resident listed as John F. Boyd, a lumberman, for whom the house is named. Boyd lived at the house from 1906-1909.
In 1912 and 1913, the house is listed as Guelph School for Girls, associated with Edith Finch. Miss Finch moved on in 1915, suggesting it was closed due to a combination of economic depression and the war. It reopened in 1917 with a Seymour phone number, implying that it was downtown.
2030 West 5th Avenue has been home to a variety of people, including bankers, labourers, a boilermaker, and a Sunday editor for the Province. In 1925, both 2090 and 2090a are listed as having residents, suggesting a secondary unit.
